No. We compare the current price and terms with property condition, nearby alternatives, market history, taxes, fees, and your purchase objectives before treating a listing as an opportunity.
Can seller concessions reduce my cash needed at closing?
They can in some transactions, subject to negotiation, contract terms, lender rules, and closing-cost limits. Your lender and title company should confirm how a specific concession can be used.
Do you work with buyers who are several months away?
Yes. A longer timeline can be useful for establishing financing, comparing areas, setting up MLS alerts, and learning how pricing and inventory are changing before you are ready to act.
