Most owners choose between a traditional full-service property management company and a more streamlined leasing service that focuses on marketing, screening, and lease setup before the property is turned back over to the owner.

Our model is built for owners who want strong front-end leasing support without paying an ongoing monthly management fee after the tenant is placed.

Traditional Property Management

Full-service property management companies often coordinate repairs, collect and distribute rent, handle day-to-day tenant communication, and manage lease enforcement issues if they arise.

That model often includes an upfront leasing fee equal to one month’s rent plus an ongoing monthly management fee that commonly ranges from 6% to 9% of the monthly rent.

Our Hybrid Lease Listing Model

We market your property at our expense, screen applicants, coordinate the approval process, and draft the lease once a tenant is selected. After the lease is signed, rent and security deposit funds go directly to you and the property returns to you in a clean bundled package for ongoing management.

3. Lease Coordination

At that point, rent and security deposit funds go directly to you and the property becomes owner-managed unless you choose a separate management solution.

80% of One Month’s Rent

Tenant Eligibility Criteria

We also provide a Tenant Eligibility Criteria document that we commonly use with landlord clients. If you have additional standards or preferences you would like added, we can review those before the listing goes live.

This helps create a clearer approval process while giving you the opportunity to confirm expectations up front.

  1. We review your property and pricing strategy.
  2. We prepare the listing documents for your review and signature.
  3. We launch the marketing campaign and begin tenant lead generation.
  4. We screen applicants and send the results to you for review.
  5. Once a tenant is approved, we draft the lease and coordinate signatures.

Frequently Asked Questions About Leasing Out a Home

Do you provide full-service property management after the lease is signed?

No. This service is structured as a hybrid lease listing and tenant placement model. Once the lease is signed and the tenant is placed, the property returns to the owner for ongoing management unless a separate management arrangement is made elsewhere.

How are prospective tenants screened?

Applications are processed through RentSpree Pro. Screening information may include credit review, employment verification, references, rental history, eviction history, and criminal background information where permitted and applicable.

Who decides whether an applicant is accepted?

The property owner makes the final approval or denial decision. Once we receive the screening report, we send it to you for review before moving forward.

How is your fee structured?

Our fee is a one-time flat fee equal to 80% of one month’s rent, payable at lease signing. There is no trailing monthly management fee under this model.

Your property is entered into the MLS and syndicated to major broker-related and consumer-facing rental websites. We also support the listing with social media promotion and retargeting campaigns designed to increase visibility.
